Pittsburgh Commercial Floor Repair, Zone by Zone

Most failing commercial floors still have large sections of sound concrete. Pittsburgh Concrete reads each failure on its own terms, fixes what the slab can support, and replaces only the sections that are genuinely past saving.

  • Root cause identified before any work begins
  • Sections repaired independently, operations continue

Reading the failure before touching the slab

What Commercial Floor Repair Starts With in Pittsburgh

Before any concrete gets cut, the floor gets read. Coating delamination, slab cracking, surface spalling, open control joints, and wear-through from forklift traffic each point to a different underlying problem, and each requires a different fix. Treating them all the same way is how repairs fail within a year.

Pittsburgh Concrete walks the full floor with the facility team before quoting anything. Each failure zone gets photographed, measured, and classified by cause: was it inadequate surface prep before the original coating went down? Thermal movement the joint system couldn't handle? Chemical exposure the coating wasn't rated for? The cause determines the repair, not just the symptom.

For facilities weighing a full-system upgrade alongside targeted repairs, see our self-leveling concrete and anti-slip flooring pages. Parking structures with surface deterioration are covered under commercial parking repair. Warehouse slabs with joint problems are addressed through concrete joint filling.

How it works

Four Stages of a Commercial Floor Repair in Pittsburgh

  1. On-site assessment and failure mapping

We walk every aisle and bay, mark delaminated coating, cracked slab, spalled surface, and failed joints on a floor plan, then photograph each zone. The map becomes the basis for the written quote, no guesswork, no scope creep.

  2. Saw-cut removal of failed material

Each failed zone is saw-cut to clean edges, keeping the cut tight to the damage so sound concrete on either side stays intact. Removed material is cleared and the exposed substrate is inspected before any repair product is selected.

  3. Substrate prep and bonded repair

The substrate gets ground or shot-blasted to the profile the repair material requires, then primed with a bonding agent compatible with the patch product. Repair mortar or concrete is placed, consolidated, and finished flush to the surrounding slab elevation.

  4. Finish restoration to match existing floor

Epoxy-coated floors get the repaired section recoated with the same system and color. Polished concrete gets re-ground and honed to the same sheen level. The finish match is discussed and agreed before work starts so there are no surprises at handoff.

When the honest answer is full replacement

Where Floor Repair Ends and Replacement Begins

Targeted repair saves money when failures are confined to specific zones and the rest of the slab is structurally sound. It stops making sense when the original coating or concrete system was wrong for the application, because patching isolated spots on a floor that is failing everywhere just delays the inevitable and costs more in the end.

Every assessment includes a straight answer on which situation the floor is in. If the slab needs a full new system rather than spot repairs, the quote will say so and outline the replacement path. A commercial epoxy floor or polished concrete slab installed correctly over a properly prepped substrate will outlast any number of patches on a compromised base. Facilities with heavy chemical exposure may be better served by chemical-resistant flooring, and food-production spaces should look at food-grade epoxy as the replacement system.

Common questions

Commercial Floor Repair, Questions Answered

Coating failures, slab damage, joint repair and when a floor needs full replacement.

Sometimes patched, sometimes not. If the existing coating is bonded everywhere except the failed zones, those zones can be removed and patched in. If the rest of the coating is also failing (just not visibly yet), patching is a waste of money; we will say so.
We match as closely as the materials allow. Coatings can usually be matched well; polished sections show some line where new pour meets old. The match is part of the project plan up front so the expectation is realistic.
We work around your operations to the extent the materials allow, repairing sections at a time, working off-shifts where needed, and using rapid-cure systems where the floor has to come back in service quickly. The plan is built around your schedule, not against it.
A repair built on a sound substrate with the right bonded primer system lasts as long as the surrounding floor. A repair patched over a failing substrate or with the wrong primer pops loose within a year. Substrate prep is the difference, and we never skip it.
From a single visit for a small patch to several weeks for a multi-zone repair across a large facility. The scope drives the schedule, and the full timeline is in the written quote so you can plan operations around it.

Coating had failed in three high-traffic zones. They diagnosed the cause as wrong system spec, patched the failed zones with the right system, and we have not seen new failures in two years.

Cracked slab near a loading dock. Diagnosed as thermal cycling, routed, filled with a flexible compound, and the crack has not opened again since. Right diagnosis, right fix.

They were honest that our floor was past repair, the original system was wrong everywhere. Quoted full replacement with the right system. Could have charged for repairs that would fail. Trust earned.

Warehouse Director, Monroeville

Repaired sections during night shifts so production never stopped. Schedule was tight, they hit every milestone, and the floor came back to full service on time.
